RentMate Ghana is a free listing platform that allows property owners to advertise rental properties and prospective tenants to find them. We are not a party to any rental agreement, and we do not own, manage, or inspect any properties listed.

All transactions are directly between landlords and tenants. RentMate Ghana takes no commission and accepts no payment from either party.

By submitting a listing you confirm that:

• You are the property owner or have authorisation from the owner to list it
• You are not acting as an estate agent, broker, or middleman
• All information in the listing is accurate and truthful
• The property is genuinely available for rent at the stated price
• The photos are of the actual property being listed
• You will respond promptly to enquiries from tenants
• You will update or remove the listing when the property is no longer available

Listings that violate these rules will be removed without notice. Repeated violations will result in a permanent ban.

• Always view a property in person before making any payment
• Never pay a reservation fee, key money, or deposit before viewing
• RentMate Ghana does not guarantee the accuracy of any listing
• You are responsible for verifying the landlord's identity and ownership
• Any dispute is between you and the landlord — RentMate Ghana is not liable

You must not submit listings or content that:

• Are fraudulent, misleading, or scam-related
• Contain false pricing or non-existent properties
• Promote illegal activity
• Contain offensive, discriminatory, or harmful content
• Are posted by agents or brokers acting on behalf of owners
• Contain personal data of third parties without their consent

RentMate Ghana reserves the right to:

• Remove any listing at any time without notice or explanation
• Suspend or ban any account that violates these terms
• Modify the platform, features, or these terms at any time

RentMate Ghana is provided as-is. We do not warrant that listings are accurate, that landlords are legitimate, or that properties exist as described. We are not responsible for any loss, fraud, or harm arising from use of the platform or from any transaction between landlords and tenants.

These terms are governed by the laws of the Republic of Ghana. Any disputes shall be resolved under Ghanaian jurisdiction.

We use browser localStorage (not cookies) for the following purposes only:

Firebase Authentication (if you create a landlord account) stores a session token in your browser to keep you logged in. This is managed by Google Firebase and governed by their privacy policy.

You can clear all locally stored data at any time by clearing your browser's site data in Settings.

Google Fonts may set a cookie when loading our fonts. We have no control over this. See Google's privacy policy at privacy.google.com.

We do not use:

• Google Analytics or any analytics service
• Facebook Pixel or any social media tracking
• Advertising networks or retargeting cookies
• Heat-mapping or session recording tools

• Property owners listing their own property
• Family members or caretakers with explicit written authorisation from the owner
• Anyone who can prove a direct relationship with the property

Who cannot list: Estate agents, brokers, property managers acting for commission, or anyone who does not have a direct relationship with the property.

• Photos — must be real photos of the actual property. Stock images, photos from other listings, or misleading images are prohibited and will result in permanent removal
• Price — must be the actual monthly rent. Do not advertise a lower price to attract enquiries and quote a higher one during viewing
• Location — must be accurate. Do not list in a more desirable area than the actual location
• Availability — remove or update your listing immediately when the property is rented. Stale listings damage trust for every landlord on the platform
• Contact — the WhatsApp number must be yours and must be active. Do not list a number that rings to someone else

• Three or more user reports within 30 days
• Admin review finding inaccurate information
• Evidence of agent or broker activity
• Fraud complaints from tenants
• Listings not updated after property is rented

Listings removed for fraud will result in a permanent account ban. We take fraud seriously because it damages every honest landlord on the platform.

The ✦ Verified badge means our team has manually reviewed your listing and confirmed it appears legitimate. Verification is not a guarantee of the property's condition — it means the listing passed our review.

To improve your chances of verification: use real photos, write an accurate and detailed description, and respond promptly to tenant enquiries via WhatsApp.

Ghana's rental market commonly requires advance payment of 6 months to 2 years. This is legal and normal. However:

• Always provide a signed tenancy agreement before accepting any advance payment
• The agreement must clearly state the advance period, amount, and what happens if the tenancy ends early
• Provide a receipt for every payment
• Never request advance payment before the tenant has viewed the property
